1. Price it right! Price it right! Price it right! It will sell
faster - for more money, than if it is over priced!
2. Have home in model-home condition.
3. Offer terms, if possible.
4. "Hire" a Realtor who is (1) Experienced; (2) with a
track record; (3) who has a large amount of personal contacts (ask
to see their record.)
5. Make sure the Realtor you are considering works for a large,
"brand-name" top-producing company with many signs in
the area.
6. Allow the Realtor to place a sign in front of the home and a
lockbox for access to your home. Insist the Realtor place a brochure
box on the sign. (It can double the amount of sign calls.)
7. Insist on seeing the multiple listing (or better yet, ask your
Realtor to show you the description of your home he/she is planning
to use in the listing.) Remember, the MLS description, the sign,
and the brochure are the most important marketing elements in the
sale of your home.
8. Don't worry about how much the Realtor is going to advertise
your home or how many open houses he/she will have. Both of these
items are primarily for the psychological benefit of the seller
- and only produce 4% of total home sales.
9. It is more important for your Realtor to do a high degree of
networking and personal promotion, and constant contact with a large
amount of past clients, other agents, etc. than advertise your home.
(Remember, 40% of buyers come from firm name recognition and/or
salesperson contact.)
10. Require that your Realtor keeps contact with you on a regular
basis and follows up on all showings so he/she can give you feedback
on how to make your home more saleable.
11. Ask if your Realtor has his/her own real estate web page?
