Your BUYER'S 'FASTCHECK' LIST to help you in your home search."
1. List of housing needs completed.
2. Experienced Realtor located I completely trust.
3. Be open and honest with Realtor. Ask loads of questions.
4. Pre-qualification by experienced mortgage broker recommended
by Realtor.
5. Net sheet made by Realtor and/or lender so I know how much cash
is needed to purchase home, or ask seller (or lender) to credit
to me for closing.
6. Don't ask Realtor to preview homes because only I know what I'm
willing to concede, knowing purchasing a home is a "give and
take" proposition.
7. Take notes on each home and grade each home from "1 to 10"
(10 being perfect.)
8. When I find a home that meets my requirements, go back for a
second closer look to confirm my feelings.
9. When I haven't found the right home go over notes with Realtor.
Save listing of home that came closest to what I'm looking for.
On next tour of homes go back to this home to use as a comparison
point.
10. When I find the home I've been looking for - after taking second
look, make an offer immediately. (Before another offer comes in.)
11. If I have doubts of home's value have my Realtor do a comparative
market analysis to establish value. Remember, the appraiser is also
going to establish the home's value to protect the lender - and
me.
12. Ask my Realtor not to make full-price offer - or ridiculously
low offer.
13. Have my Realtor ask for one year home warranty.
14. Ask my Realtor to personally present offer.
15. Ask Realtor to explain escrow process.
16. Call lender to start loan process (and explain loan process),
ask lender for weekly updates.
17. Ask my Realtor to update me weekly (or more) and go over and
explain all inspections and reports to me.
18. Decide whether I want my Realtor to order a full home inspection.
19. Ask my Realtor to be at title company to examine closing papers
with me.
20. Ask Realtor if I can call for his/her help if I have any problems
after move in.
